When can I schedule a showing?
Please contact us any time to schedule a showing. Let us know the dates and times that fit your schedule, and we’ll do everything we can to accommodate. Our goal is to make the process easy and flexible so you can see the home when it works best for you.

Who needs to fill out an application?
Every adult 18 or older who plans to live in the home must complete an application and pay the non-refundable application fee. This helps us ensure that all residents are properly screened and makes the leasing process smooth for everyone.

Do you run background checks?
Yes. As part of the application process, we run background checks through TransUnion that cover criminal history, eviction history, and credit reports. If you have any concerns about what may come up, please reach out to us before applying — we’re happy to talk through it so there are no surprises.

Do you require a security deposit?
Yes. Every property requires a security deposit, which typically ranges from one to three months’ rent depending on the home. This deposit protects both you and the property, and we’ll always be upfront about the exact amount before you sign your lease.

How long is the lease term?
Most of our leases are 12 months long, often with an option to renew. In some cases, we can work with you on alternative terms depending on the property. We want you to feel comfortable with the lease length and will do our best to meet your needs.

How quickly can I move in?
We’ll coordinate with you to set a move-in date that works for your schedule. Timing will depend on when the property is ready, but our team will always work quickly to prepare the home so you can settle in without unnecessary delays.

What does the tenant portal do?
Our Tenant Portal is a free online tool designed to make renting easier. Through the portal you can:
- Pay your rent securely online (one-time or recurring payments)
- View past and upcoming charges
- Upload renter’s insurance if required
- Submit maintenance requests and track their progress

If something is broken, will you fix it?
Yes. If something breaks that falls under our responsibility in the lease, we’ll take care of it quickly. If the issue isn’t covered by the lease, just let us know — we can connect you with trusted local contractors who can help. Either way, we don’t want you feeling stuck with a problem.

How often is rent due and how can I pay it?
Rent is due monthly, typically on the 1st of the month. For your convenience, you can:
Pay online through the tenant portal with credit card, debit card, or ACH (bank transfer)
Set up recurring or one-time payments in the portal
Drop off or mail a personal check, certified check, or money order to our office
We want the process to be simple and flexible so paying rent never feels stressful.

How do I access my Tenant Portal?
Once your lease is active, you’ll receive an automated email invitation with instructions to set up your Tenant Portal. You can also log in anytime through our website. If you have trouble accessing it, our team is here to help you get connected.
